How SBI prices a home loan
SBI, like every Indian bank, links its floating-rate home loans to an external benchmark — the RBI repo rate — and adds a spread on top. That spread depends on your credit score, the size of the loan relative to the property value, and your income profile. Because the loan is repo-linked, the rate is not fixed for the life of the loan: when the RBI raises or cuts the repo rate, your interest rate and EMI move with it, usually with the tenure adjusted to keep the EMI steady, or the EMI reset at the next review. A strong CIBIL score, typically 750 or above, is the single biggest lever you control for getting a lower spread.
The processing fee
Setting up the loan carries a one-time processing fee, generally a small percentage of the sanctioned amount subject to a floor and a cap, plus GST. The indicative figure in the table above comes from a third-party source and is there to give you a sense of scale — banks, SBI included, periodically waive or discount the processing fee during festive or promotional windows, so the fee you are actually charged can be lower or nil. Always confirm the current figure at application, and factor it into the true upfront cost of the loan alongside valuation and documentation charges.
Who qualifies, and for how much
Eligibility for a home loan rests on a few pillars: a stable income, a clean repayment history, your age at the loan's maturity, and the value of the property, which caps how much can be lent through the loan-to-value ratio. Lenders also apply a limit on how much of your monthly income can go toward all your EMIs combined, so existing loans reduce what you can borrow. Rather than borrowing the maximum on offer, it is usually wiser to size the loan so the EMI leaves comfortable room for savings and emergencies — the calculator makes it easy to work backward from an EMI you can live with to the loan amount that produces it.
Prepayment and foreclosure
One of the most borrower-friendly rules in Indian lending applies here: for floating-rate home loans taken by individuals, the RBI prohibits banks from charging any foreclosure or prepayment penalty. That means you can put a bonus or windfall straight onto the principal, or close the loan out early, without a fee. Because the interest component of each EMI is at its highest in the first years, prepaying early in the tenure saves far more interest than the same amount paid later — a point the amortization schedule above makes vivid once you scroll through it.
